The Hoxton

Project: 174-room hotel with restaurants, event spaces, and rooftop pool & lounge 

Built in 1922 at the intersection of 11th and Broadway the historic LA Transit Building underwent adaptive reuse beginning in 2016. The office and retail uses previously housed there would make way for a new Hoxton brand hotel. The project was a collaboration between London-based ownership group, Ennismore, developer BLVD 745, EPG for land use entitlements and outreach, architecture by GREC, and acoustical engineering by Veneklasen Associates. 

The project includes 174 guest rooms, a basement restaurant, ground-floor restaurant and lounge, second floor event space with meeting rooms, and a rooftop restaurant, pool deck and lounge. EPG gained entitlements to allow alcohol sales in these locations, as well as alcohol cabinets throughout, permission for live entertainment and dancing and the right of to have outdoor music and dancing. EPG's entitlements and findings successfully withstood an appeal attempt to ensure the operators vision was realized as approved.  

EPG stayed involved after the entitlements phase to coordinate streetscape improvements and the integration of a new bus stop with the participation of the local Council District. It also explored the possibility of an alley vacation that would allow al fresco dining in an area behind the building.
